Hello Landlords,
Big changes are on the way for the rental market. The Renters’ Rights Bill is moving through Parliament and will reshape how homes are let across the UK.
Here’s what you need to know now, and how to get ready.

🔍 What Will Change

❌ No more “no-fault” evictions (Section 21)
You will no longer be able to evict tenants simply because you want your property back. You will need a legal reason, such as rent arrears or antisocial behaviour.
📅 Fixed-term tenancies replaced with periodic ones
There will be no fixed end date. Tenants will stay until either party gives proper notice.
💷 Rent increases limited to once per year
You must show the asking rent clearly in adverts, and you cannot invite bids above it.
🛠️ Stronger repair and safety rules
Tenants will have more rights to request urgent repairs, and you will need to respond more quickly.
🐾 Fairer access to housing
Blanket bans on tenants with pets, children, or those on benefits will not be allowed. Requests must be considered reasonably.

🧾 What You Should Do Now

  • Check your records: Make sure you have solid documentation such as rent ledgers, repair logs, photos and written communications.
  • Review your adverts: Remove any “bidding above asking rent” language and show a clear asking price.
  • Plan for repairs: Have a process in place to respond to urgent issues quickly.
  • Update your pet policy: Replace blanket bans with a fair process for handling requests.
  • Seek legal advice: Speak to a solicitor or landlord organisation to update your tenancy agreements.
