August has delivered another attention-grabbing headline for the property market, with asking prices recording their biggest August fall in eight years.
According to Rightmove’s latest House Price Index, the average asking price of a newly listed property has fallen by 2.0% this month, dropping by £7,360 to £364,999.
Prices are now also 1.0% lower than this time last year.
On paper, that may sound concerning. But look beyond the headline and there are some much more encouraging signs — including a recent increase in buyer demand.
The Market Has Changed
Perhaps the biggest story at the moment isn’t falling prices. It’s just how much choice buyers now have.
The number of homes available for sale is at a 12-year high for this time of year.
That creates a very different environment for sellers.
Buyers can compare more properties, take longer to make decisions and be much more selective about price, condition and presentation.
In short, the days of simply putting a property online and expecting buyers to compete for it are no longer the reality for every home.
Homes are still selling — but the strategy matters more than ever.
Pricing Is More Important Than Ever
With buyers having so much choice, pricing has become one of the biggest factors determining whether a property attracts attention.
Nearly three-quarters of homes that have sold so far this year have done so without needing an asking price reduction.
That tells us something important.
The aim in today's market shouldn't necessarily be to launch at the highest possible price and see what happens. It's about understanding where buyers see value and positioning the property correctly from the outset.
A home gets some of its greatest exposure when it first comes to market. If buyers immediately feel it's overpriced compared with the alternatives available, that initial opportunity can quickly be lost.
But Buyer Demand Is Picking Up
This is where August's figures become more interesting.
Despite average asking prices falling, Rightmove has recorded a 5% increase in buyer demand since 20th July.
It's too early to know whether that increase will continue, but it's an encouraging sign as we begin to move towards the autumn market.
It also reinforces something we've been seeing for some time: buyers haven't disappeared.
They're still looking and they're still moving. They're simply taking a more considered approach and expecting the right property at the right price.
Homes Are Still Finding Buyers
Another reassuring part of the data is that properties are continuing to secure buyers.
The average time to find a buyer nationally was 63 days in July, compared with 62 days in June and 60 days in May.
Back in January, that figure was 81 days.
So although there is considerably more competition between sellers, the market is still moving.
For anyone thinking about selling, the question isn't simply “Are there buyers out there?”
It's increasingly:
“How do I make my home the one they choose?”
That's where the combination of sensible pricing, presentation and strong marketing becomes so important.
What Are Mortgage Rates Doing?
Mortgage rates have moved slightly upwards again.
Rightmove's mortgage tracker shows the average two-year fixed mortgage rate is now 5.09%, compared with 4.95% last month.
While buyers would naturally prefer to see rates moving in the opposite direction, the mortgage market remains competitive and lenders are still keen to attract borrowers.

National figures are useful for understanding the direction of the wider market, but they don't tell us what every property in Amber Valley is worth.

What the August figures do tell us is that sellers need to recognise that the market has changed.
Buyers have more choice. They're more conscious of value. And they're taking more time to decide which homes deserve their attention.
That doesn't mean you shouldn't sell.
It means that pricing for today's market, presenting your home properly and having a marketing strategy that goes beyond simply appearing on the property portals have become increasingly important.
